A clean purchase file closes about 30 days after the offer is accepted, and a refinance in three to four weeks. National averages run closer to six weeks, and the difference is almost always one of four things that are easy to head off. Here is the week-by-week timeline and where the days go.
Week by week
A 30-day purchase escrow, the way we run it.
Pre-approval: application, credit report, income and asset documents, and an approval letter your agent can put behind the offer. Same day to 48 hours when the documents come in together.
Escrow opens. You get an insurance quote on the address (day one, every time), the appraisal is ordered, and your file goes to underwriting with the contract.
The appraisal is inspected and delivered, usually within a week to ten days around Redding, longer for rural or manufactured homes. Home inspection happens in parallel.
Conditional approval. Underwriting lists what it still needs, typically explanations, updated statements and the insurance binder. Contingencies are removed once you're satisfied.
Conditions cleared, insurance bound with the lender's mortgagee clause, closing disclosure issued. Federal law requires you receive it at least three business days before signing.
You sign with the notary, funds are wired, the county records the deed, and escrow hands over the keys, usually the same day or the next.
Where the days go

Rural addresses, manufactured homes and VA appraisals draw from smaller appraiser pools and need specific comparable sales. Expect ten days rather than seven, and don't schedule the movers on the appraisal's due date.
After the lender approves a USDA loan, the file goes to USDA Rural Development for its own commitment. That adds several business days, occasionally more in a busy season, which is why USDA escrows are written for 40 to 45 days.
Self-employed income, gift funds, a recent job change, large deposits: each is fine, and each is a condition that needs a document. Sending everything at pre-approval, in one go, is the single biggest thing a buyer controls.

What you control
A pre-approval means underwriting has seen your documents. It turns the first two weeks of escrow into days.
Every condition waits for one thing, and it's usually a PDF. Same-day replies keep the file at the front of the queue.
No new credit, no job changes, no large unexplained deposits, no moving money between accounts until after funding.

The initial disclosures and the closing disclosure each start a federal waiting clock. Signing them the day they arrive keeps the clock from adding days.

Yes, when the buyer is fully pre-approved, documents arrive quickly, the appraisal comes back clean and insurance is bound early. Three weeks is realistic on a conventional purchase in town. Rural properties and manufactured homes rarely beat 30 because of appraisal scheduling.
Same day to 48 hours once we have your application, credit authorization, two years of income history and recent bank statements. A pre-approval letter goes with your offer; a pre-qualification, which is an estimate without documents, does not carry the same weight with sellers.
Three to four weeks. On a primary residence, federal law gives you three business days to cancel after signing, and the loan funds after that. If the automated underwriting system waives the appraisal, a week comes off the timeline.
You must receive the closing disclosure, the final statement of your loan terms and closing costs, at least three business days before you sign. Certain changes, such as a rate change or a change of loan product, restart the three days. Reviewing it the day it arrives keeps the closing date.

The lender lends on the lower of price and appraised value. Options are to renegotiate the price, make up the difference in cash, or, on some loans, challenge the report with better comparable sales. It adds a few days either way; it rarely kills a well-priced deal.
