Shasta County's basic property tax rate is 1% of assessed value. The county's 2025-2026 tax rate sheet adds voter-approved bond charges on top. In the Gateway Unified School District area those are three Gateway Unified bonds (0.0399%, 0.0263% and 0.0402%) and two Shasta-Tehama-Trinity Community College bonds (0.0014% and 0.0125%). Together they come to about 1.12% of assessed value.
The exact rate depends on the tax-rate area the address sits in, and some special districts add charges of their own. As an illustration, a $311,000 purchase at 1.12% would carry about $3,480 a year, or about $290 a month, if the assessed value equals the purchase price. This is not a quote. Ask for the property's current tax bill before you write an offer. Our Shasta County property tax guide has the rates for every part of the county.
What tax bills will I get after I buy in Shasta Lake?
It depends on when you close. If you buy between June 1 and December 31, you typically get your share of the current annual bill, a supplemental bill for the rest of the current fiscal year, and next year's annual bill at the new value. If you buy between January 1 and May 31, you typically also get a second supplemental bill covering the whole next fiscal year. A supplemental bill goes out because the county reappraises the home when it sells.
When are Shasta County property taxes due?
Regular installments are due November 1 and February 1. The first becomes delinquent after 5 p.m. on December 10 and the second after 5 p.m. on April 10. A late installment carries a 10% penalty, and the second installment adds a $10 cost. The Shasta County Tax Collector at (530) 225-5511 can tell you exactly which bills a property will get.
