Get your custom mortgage quote

Tell us about the home and what you want to do. We shop it across the wholesale lenders we work with and send back a rate, a payment and a closing-cost estimate, usually within the hour.

  • No credit pull to start
  • No cost, no obligation
  • Purchase or refinance, anywhere in California

How it works

From question to real numbers in three steps

A quote from a broker is a shopping trip, not a rate sheet. Here is what happens after you press send.

  1. Tell us the basics

Purchase or refinance, the price or current balance, your down payment or equity, and a credit-score range. No documents, no credit report, about two minutes.

  2. We shop it

Pete prices your scenario across the wholesale lenders Von Mortgage works with and lines up the options side by side: rate, monthly payment, closing costs, and what each program would need from you.

  3. You choose the next step

Lock a rate, move to a pre-approval so you can write offers, or keep the numbers and take your time. There is no charge and no obligation either way.

What comes back

A quote you can actually plan around

Rate and monthly payment

The interest rate for your credit and down payment, the principal-and-interest payment, and the full payment with Shasta County taxes, insurance and any mortgage insurance folded in. Compare it with today's rates.

Closing costs and cash to close

Lender fees, third-party costs (appraisal, title, escrow) and prepaid taxes and insurance, so you know the cash you need on the day, not just the monthly number. Seller credits and lender credits are shown where they apply.

Have this handy. For a purchase: the price range, your down payment, a credit-score range, and the address if you have one in mind. For a refinance: the current balance, rate and payment, and what you want from the new loan, whether that is a lower payment, cash out, or dropping mortgage insurance. Questions people ask about getting a quote

Does asking for a quote pull my credit?

No. The quote asks for a credit-score range, not a credit report, so there is no inquiry and no effect on your score. A report is pulled only when you move to a pre-approval, and we tell you before we run it.

Is a quote the same as a pre-approval?

No. A quote is our best pricing for the scenario you describe. A pre-approval is a lender's conditional commitment after we verify your income, assets and credit, and it is what sellers and agents in Redding expect to see with an offer. Most clients get a quote first and move to pre-approval when they are ready to shop; that step usually takes a day. See how long a mortgage takes from offer to keys.

How fast will I hear back?

Pete or a member of Team Metz usually replies within the hour during business hours, and first thing the next morning for requests that come in late. If you need numbers for an offer today, call or text (530) 221-7700.

What does a quote cost?

Nothing. There is no fee for a quote or a pre-approval, and no obligation to go further.

Is the quoted rate the rate I get?

A quote is our pricing on the day it is written. Rates move daily, and the final rate depends on your credit score, down payment, property type and the day you lock. Clients say in their reviews that the numbers Pete quotes at the start are the numbers they close with, and if rates fall after a purchase, the Rate Drop Refi covers the lender fees to refinance. Today's rates show where the market is now.

Do you quote homes outside Redding?

Yes. Von Mortgage is licensed throughout California. Most of our clients are in Shasta County, in Redding, Anderson, Cottonwood, Palo Cedro, Shasta Lake and Burney, and we quote purchases and refinances anywhere in the state.

I'm a first-time buyer with a small down payment. Should I still ask?

Yes. A 3% down conventional loan, FHA at 3.5% down, VA and USDA at zero down, and California's down-payment-assistance programs all price differently, and the quote shows which ones fit. Start with our first-time homebuyer guide and down payment assistance.

What if I'm months away from buying?

Ask anyway. A quote now tells you what the payment would look like and what, if anything, to fix on credit or savings first. When you are ready, the pre-approval is quick because we already know your situation.
