Yes. Some DSCR programs will qualify a short-term rental on its Airbnb or Vrbo income instead of long-term rent. The income has to be backed by evidence the investor accepts: the home's own booking history, an AirDNA income analysis, or an appraiser's short-term rental survey. Projected revenue is an estimate, and a loan approval is not permission to run a rental.
On a short-term rental, the rent number holds up the whole file, and it often isn't settled until about a week into escrow, after the appraisal comes back. That's why we research the rent before a family writes the offer and lay out the backup plan while there's still time to change course. A DSCR loan qualifies the property instead of your paycheck. Long-term rent is easy to prove. Short-term rent is where files stall. The local permit rules below were checked November 7, 2026.

Can you get a DSCR loan on a short-term rental?
Yes, with an investor that accepts short-term rental income. Rentals come in three kinds: long-term (a standard lease), mid-term (stays of 30 days or more) and short-term (nightly or weekly, like Airbnb or Vrbo). Short- and mid-term rentals often won't qualify on long-term rents, so the loan only works if the investor will count the short-term income.
What is a DSCR ratio?
DSCR is the rent the investor accepts divided by the full monthly housing payment: principal, interest, property taxes, insurance and any HOA dues. DSCR stands for debt service coverage ratio. At 1.00 the accepted rent covers the payment exactly. Above 1.00, it covers it with room to spare.
Is the DSCR the same as profit?
No. The DSCR only compares accepted rent to the housing payment. A short-term rental also pays for cleaning, platform fees, management if you hire it, utilities, furnishings and lodging tax. Inside Redding city limits that tax is 12% of the rent on stays of 30 days or less (City of Redding Transient Occupancy Tax page, accessed November 7, 2026). The slow months still need a full payment. A file can qualify at 1.00 and still lose money in February, so run your own cash flow separately from the loan math.
How is short-term rental income counted for a DSCR loan?
Short-term rental income gets counted from the home's booking history, an AirDNA income analysis, or an appraiser's short-term rental survey, depending on what the investor accepts. Long-term rent is a separate scenario some files end up priced on, not the next automatic step.
A home that already runs as a short-term rental is the easiest. The appraiser works from its actual booking income and expenses. For a home that has never been rented short-term, we look at AirDNA first. We only ask for an appraiser's short-term rental survey if AirDNA's numbers don't work for the investor.
Long-term rent comes from the appraiser's rent schedule, Form 1007 (Form 1025 on two to four units). If the home is leased, it's the lower of the 1007 rent or the lease. If it's vacant, the 1007 alone. Those forms use long-term monthly rents, so an appraiser can't take the nightly rate and multiply it by 30.
The paperwork for each method is in what documents you need for a DSCR loan.
Can you use AirDNA to qualify for an Airbnb DSCR loan?
Yes, with investors that accept it, and it's the method I prefer. AirDNA is a data company that tracks Airbnb and Vrbo listings' nightly rates and occupancy to estimate what a short-term rental should earn. For a given address, its Revenue Calculator gives monthly and annual revenue forecasts, occupancy and average daily rate, exportable as a PDF for loan documentation (AirDNA lending page, airdna.co/airbnb-lending, accessed November 7, 2026). The report also carries a confidence score.
We've closed multiple short-term rental DSCR loans at Von Mortgage using AirDNA. The files that go smoothly have a good confidence score, occupancy of 50% or higher and a DSCR with some room above the minimum. We have investors that will go as low as a 1.00 DSCR on short-term income, and the terms improve from there. Different investors have different rules for AirDNA, so ask which report and which numbers the investor will use before you count on it.
Why do appraisers turn down short-term rental surveys?
Many appraisers aren't trained on short-term rental surveys, and there's no standard format for them. A remote property may have no comparable short-term rentals nearby, and AirDNA is a paid subscription most appraisers don't carry. Appraisers in bigger cities are sometimes more used to the work.
Around Redding, we've seen both ways this goes wrong. On a recent file in a remote area, every appraiser we asked turned the survey down. On an earlier file, the appraiser accepted the order and then backed out before delivering it. That family was self-employed, and a bank statement option kept the deal alive. That second home closed, and the story is in buying a second home after 18 months self-employed. That is why every short-term rental file we work on gets a backup plan before the offer.
Can a new Airbnb with no booking history qualify?
Yes, if an AirDNA analysis supports the income, or an appraiser survey does when AirDNA's numbers fall short. The home doesn't need a track record as a rental, and you don't need a real estate experience letter. First-time investors can qualify as long as the property is an investment. Expect a larger down payment and pricier terms than an experienced investor would get.
What happens if the short-term rent comes in too low?
The loan gets sized on whatever rent the investor accepts, so a lower number means a lower DSCR. You may need more down, a different program, or a decision to walk away while your contingencies are still open.
Here's an illustration with made-up round numbers, not Redding market data and not a quote. Say the full monthly payment is $3,000. If the accepted short-term income is $3,600 a month, the DSCR is 1.20. If the short-term rent can't be supported and the investor prices the file on a long-term rent of $2,400 instead, the DSCR is 0.80. Same house, same payment. Only the accepted rent changed.
That gap is why we run the rent before the offer and show families the best case and the worst case side by side. We go in order. We've already looked at AirDNA before we ever ask for a short-term rental survey, and we only ask for the survey if AirDNA's numbers don't work. If the survey doesn't work either, we need to qualify you another way. Maybe that's a bank statement option or a profit-and-loss option, if your income fits one of them. That isn't a sure thing, which is why we look at it before the offer.
Reserves work the same way. Different investors have different rules, and coming in with no reserves usually means a higher rate or cost.
Do you need a permit to run a short-term rental in Redding or Shasta County?
Yes. The City of Redding and unincorporated Shasta County both require a permit, and the rules differ. A DSCR approval means an investor will lend on the rent. It doesn't mean the city or county will let you collect it.

Inside Redding city limits, short-term rentals fall under Redding Municipal Code section 18.43.180 (June 17, 2025 update, accessed November 7, 2026). The code allows two types for stays under 30 days: a Hosted Homestay, where the owner lives in the home and rents rooms, and a Vacation Rental, which is the whole home. For a Vacation Rental:
- It needs a Site Development Permit, which expires 12 months after it's issued and has to be renewed.
- The city caps Vacation Rentals at 400 at any one time.
- It can't sit within 600 feet of an existing permitted Vacation Rental (300 feet at the Director's discretion when a buffer like an arterial road or creek corridor sits between them).
- It isn't allowed on a property with an ADU whose building permit application was submitted on or after January 1, 2020.
- Guests are limited to 2 per rented bedroom and 16 on the property, with at least 2 on-site parking spaces and a local contact who can respond within 45 minutes, 24/7.
- No permit is issued if it conflicts with recorded CC&Rs.
- The permit does not transfer to a new owner.
That last one is the rule buyers miss. If you buy a home that's already a permitted Vacation Rental, you apply for your own permit, and the cap and spacing rules still apply to you. The city also requires a business license and transient occupancy tax: 10% plus a 2% Tourism Marketing Assessment, 12% in all, with returns due monthly by the 20th (City of Redding Transient Occupancy Tax page, accessed November 7, 2026).
Outside city limits, Shasta County Ordinance 2020-05, adopted July 21, 2020, also allows Vacation Rentals and Hosted Homestays, and every short-term rental needs a permit (Shasta County Planning, accessed November 7, 2026). County transient occupancy tax is 10% of rent under Ordinance 95-2. The county page doesn't spell out caps, spacing, transfers or the renewal period, so call County Planning at (530) 225-5532 before you count on any of them.
What should families check before writing an offer on a short-term rental?
Check the rules and the rent before you sign anything, because once you're in escrow the clock is running.

- City or county: confirm whether the address is inside Redding city limits, since the rules differ.
- Permit: in Redding, check the 400 cap and the 600-foot spacing, and remember the seller's permit won't transfer.
- HOA and recorded CC&Rs.
- A short-term rental insurance quote. Shasta County has its own insurance wrinkles, covered in fire insurance in Shasta County.
- The rent, run before the offer. Our rent estimate page is a starting point, but the investor still needs booking history, an AirDNA analysis or a survey.
- A backup plan: AirDNA first, a survey only if needed, and another way to qualify, like bank statements or a profit-and-loss option, if neither works.
How long does a short-term rental DSCR loan take to close?
Most close in 30 days or less, and some in two to three weeks. The rent number is usually the slowest piece, which is why we research it and line up the backup plan before the offer.
If you're looking at a short-term rental, send us the address and we'll run the rent before you write the offer. I'd rather you see the worst case from me now than find it a week into escrow. Von Mortgage is a mortgage broker in Redding, California.
What else do families ask about short-term rental DSCR loans?
Can you use Airbnb income for a DSCR loan in California?
Yes. Some DSCR investors will qualify a California short-term rental on its Airbnb or Vrbo income, supported by booking history, an AirDNA analysis or an appraiser survey. The loan doesn't replace local rules. In Redding, a whole-home Vacation Rental needs its own permit under a 400-rental citywide cap.
Does every DSCR investor accept AirDNA?
No. Different investors have different rules on whether they accept an AirDNA analysis and which numbers they use from it. In our experience, the files that go smoothly have a good confidence score, occupancy of 50% or higher and a DSCR with room above the minimum.
Can you use long-term rent as a backup on a short-term rental?
Sometimes, but it isn't our usual next step. If the short-term income can't be supported, some files can be priced on long-term rent from the appraiser's Form 1007 rent schedule, or the lease if it's lower. Long-term rent is usually lower than short-term income, so we'd first look at whether a bank statement or profit-and-loss option fits, and know before the offer whether the deal works either way.
Does a short-term rental permit transfer when you buy a home in Redding?
No. Under Redding Municipal Code 18.43.180, a Vacation Rental permit does not transfer to a new owner. The buyer applies for their own permit, and the 400-rental citywide cap and the 600-foot spacing rule still apply.
